Cette première phase comptera 126 unités d'une à trois chambres réparties sur six et sept étages. Deux autres bâtiments sont prévus, de 165 unités sur huit et neuf étages et de 51 unités sur six étages, qui seront érigés d'ici 2018. Au total, 476 places de stationnement intérieur accommoderont les futurs résidents.

Pour le propriétaire Novalia, l'aménagement paysager revêt en outre un caractère important, surtout sur «un site de qualité comme ça», dira celui qui pilote le projet, Claude Beaudet. Une majorité d'arbres devrait ainsi être conservée, et il est question d'aménager des jardins communautaires pour les locataires. Une piscine extérieure sera également mise à leur disposition, selon les plans conçus par Ardam Architecture.

Bien que le projet est appelé à s'élever sur le site du couvent Notre-Dame-des-Anges, celui-ci n'en fait pas partie, le bâtiment appartenant à Norplex. Mais sa proximité conduit M. Beaudet à envisager un petit coin musée dans le deuxième immeuble qui sera construit, pour souligner cette présence religieuse presque centenaire sur les lieux.

Prise deux

Alors que les travaux d'excavation ont commencé en avril, le copropriétaire de Beaudet & Saucier a déposé récemment une demande de dérogations mineures concernant la largeur d'allée de courtoisie, le nombre d'accès à une rue et la distance entre deux accès. Une demande qui lui a été refusée par l'Arrondissement lors conseil du 28 avril, mais pour des considérations qui auraient été mal comprises, de dire Claude Beaudet.

Aussi une discussion avec les citoyens concernés et le conseiller du district de Saint-Rodrigue a-t-elle permis à M. Beaudet d'expliquer les avantages des dérogations mineures. Celles-ci sont entre autres liées à l'aménagement de l'aire d'entreposage des matières résiduelles, dont on craignait les odeurs et les nuisances sonores lors de la collecte. Or, les bacs seront conservés à l'intérieur du garage sous-terrain pour n'être sortis qu'au moment du passage des camions, pour lesquels l'accès supplémentaire demandé accélérera de beaucoup le travail.

Ces explications semblent avoir mis un baume sur les appréhensions exprimées. Si bien que Claude Beaudet déposera de nouveau sa demande de dérogations mineures, dernière étape avant la demande de permis de construction.
